COMBINED PARTITION
An owner or group of owners may benefit by combining their
interests, held in two neighbouring blocks, into one block. For
instance, they may own block A and also have an interest in
block B.

The Act recognises that blocks of Māori land are generally
owned by people connected to each other and to the land
through kin groups, such as iwi7 and hapū8.

A
composite title is issued to each house owner, comprising: (a) the freehold share
of the lessee in the whole block and (b) the leasehold interest of the lessee in the
individual site.
We were involved in a number of large complex capital projects including the Art Gallery redevelopment, the Aotea Square redevelopment, and the Victoria Park Tunnel.
In some cases there
are hundreds of owners for one block or
title 1. When an owner dies, it is important
to transfer his or her interests to whoever
is entitled to receive those interests.
